We perform roof, deck, gutters, siding and other exterior inspection surveys for mature properties wishing to create budgets for the purpose of developing, modifying or verifying a reserve study.

We have found that some builders can be overly optimistic when providing initial estimates on the life spans of some building components.  We also provide annual studies for HOA’s that are required to do so by their CC&R’s.

Having worked for over 100 homeowner associations over the last 20 years, we rarely find an “over funded” association.  Most associations are “under funded” for major re-construction projects due to reserve studies that have not been updated in over 20 years or were incorrect to begin with.  This situation can be very detrimental to property values within the association.
